House description

The house, designed as a premium home made of spruce laminated timber (above-standard thickness), extends over a net floor area of 271.7 m2 (GURS), of which 214.3 m2 (GURS) represents living spaces. The project started in 2022, and the occupancy permit was obtained in January 2024.

The timber for construction was harvested in Slovenia, which adds additional ecological and aesthetic value to the house. The furniture is partly made of oak from the owner's own forest, while the rest is stylish and of top quality – fully included in the price.

The house has three floors:

• Basement floor: masonry, with waterproofing on the basement walls, 4 cm Styrodur insulation, and Greek stone. The house is fully basemented and embedded on all sides except the northern one, containing a technical room, a large garage, storage, two multipurpose rooms, a WC, and an internal staircase.

• Ground floor (main living floor): spacious kitchen with dining area and living room with access to a terrace made of acacia and larch, main entrance, hallway, separate toilet, large bathroom with sauna, and master bedroom with terrace access.

• Attic: gallery space with exceptional views and two large bedrooms, each with two walk-in closets.

The house has underfloor heating on all three floors, high-quality oak parquet on the upper two floors. Heating is provided by a Kronoterm geothermal heat pump (120 m well). Heating costs are exceptionally low considering the size of the building.

The joinery is wooden, the roof is tiled (Bobrovec). The house is connected to the public water supply and electrical grid, while wastewater flows into its own biological treatment plant. The optical network is under construction.

The art of living and sustainable design

The owner collaborated with a living art expert during the design phase, reflected in the thoughtful layout of the rooms: proper southern orientation of the house, optimal use of sunlight, central open space, kitchen facing east, correct proportions and dimensions, and harmonious energy flow throughout the house.

Tourist cabin and utility building

On the property, there is also:

• a wooden rental cabin suitable for year-round tourism, including a kitchen, bathroom, living room, attic bedroom, and wood stove.
