Descrizione
We are looking for owners of modern apartments in Rogaška Slatina. Modern design and contemporary architecture.
APARTMENT 3 is located on the 2nd and 3rd floors and comprises a storage room of 3.7 m2, staircase – 4.6 m2, 3 rooms of various sizes with a total area of 40.9 m2, a kitchen of 13.4 m2, 2 bathrooms with a total of 8.1 m2, a drying/laundry room – 1.7 m3, a toilet – 1.5 m2, 2 hallways with an area of 12.4 m2, RECREATIONAL SPACE – 24.4 m2, and a OPEN BALCONY measuring 28.4 m2. The total area of the part of the building is 139.1 m2. The unit has 2 parking spaces.
The new construction consists of 4 buildings, each having two floors that are staggered at two levels. Above the ground level, there is a floor, and above the second, a roof terrace will be arranged. The ground floor comprises one residential unit, while the upper floor has another, except for the highest part of the building, where all levels are designated for one apartment.
Each building contains two residential units, except for the highest building, which has one apartment (a total of 7 units). Access to the apartments is planned via external corridors, which are reached by external stairs and an elevator. The elevator provides access from the highest entrance level to the areas under the building, where parking spaces are planned.

The STRUCTURAL design of the building is classical, with brick walls 20 cm thick, and with vertical and horizontal reinforced concrete ties and reinforced concrete slabs 20 cm thick, which are offset by half a floor where the floor level is staggered. The upper two parts of the building, buildings C and D, are situated on the ground and have a classical floor slab on strip foundations. The lower two parts, A and B, stand on two reinforced concrete walls 30 cm thick and on round reinforced concrete columns with a diameter of 30 cm.
The walls are founded on strip foundations, while the columns are on point foundations. Under the buildings, there are parking spaces, which are also planned on a classical floor slab (hydro-insulation and lean concrete). The retaining wall under building B, or at the junction of buildings B and C, also serves as a retaining wall for the soil on which buildings C and D and the remaining part of the sloping terrain stand.
The FACADE of the building is designed as a classical contact facade, painted in light, unobtrusive tones. On the balconies oriented to the southwest, shading is planned, specifically fixed elements made of wooden panels suitable for outdoor use. The panels are wooden, 1 cm thick, treated with a protective film that shields against physical damage and adverse weather effects. The panels used for the balcony screens are on a systemic, steel substructure.
WINDOWS
WINDOWS are ALU RAL 8028 with triple glazing. On the southwest facade, larger glass areas are planned, which must have an aluminum frame. Fixed wooden shades are planned in front of them. All windows and facade glazing have built-in external movable aluminum blinds. The entrance doors are wooden, with a solid leaf. The leaf is made of laminated wood with an insulating filling, while the frame is three-sided made of laminated wood.
DOORS
The entrance doors are burglar-proof and have appropriate UV protection.
INTERIOR doors are wooden with a particle board filling. The leaves are solid, while the frames are three-sided, solid, dry-mounted, and with hidden hinges. The doors in the sanitary areas are trimmed. Interior glass doors are made of tempered glass, surface satin-finished with standard wooden frames.
RAILINGS
OUTDOOR glass railings are made of double tempered and laminated glass 2x8 mm, anchored in a concrete wall cornice according to a standard detail on the walkable terraces, and in a standard floor aluminum profile on the balconies.
The railing of the external staircase and entrance platforms is made of stainless steel. The frames made of flat profiles of stainless steel 8 mm thick are fitted with a stainless steel rope, and onto it, a thin stainless steel mesh is attached.
