The plot measures 1,992 m2 and is defined as building land according to the location information – SS residential areas intended for living with or without accompanying activities. The building land has the municipal spatial plan designation SS / PIP. Spatial unit designation: EUP: LAU-4.
The plot has a southern orientation and a distinctly sunny position. It lies at an altitude of 252 meters above sea level and is 400 meters from the center of Laško. The slope of the plot ranges from 3.7 to 46 degrees. Access to the plot is arranged, simple, and asphalted (cul-de-sac). The plot connects to the existing municipal traffic infrastructure. All utility connections are on or next to the plot where the road is (electricity, water, public sewage, stormwater, telecommunications, gas).
New constructions are permitted. Every location for building objects must have guaranteed minimum utility infrastructure. The setback of the building from the neighboring property boundary must be at least 4 m; for a smaller setback, neighbor consent or an expert institution’s opinion is required. When locating and constructing buildings, the characteristic settlement pattern and features of the local building tradition in the architectural landscape under consideration must be respected. All new buildings must adapt to the dimensions of the existing built-up area. Generally, the number of floors should be: basement, ground floor, and usable attic. The floor plans of new buildings within village settlements and open space should be elongated with a side ratio of 1:1.5 to 1:2. A more modern design – articulation – is possible. The ridge direction should run parallel to the terrain layers and parallel to the longer side of the building or must be coordinated with the existing design of the hamlet or cluster of houses. The roof should be a symmetrical gable roof, possibly with a small gable (gablet). The roof pitch should be between 35 and 45 degrees. The roofing should be tile or dark and adapted to the prevailing color in the hamlet. Light-colored roofing is not allowed. More modern roof designs (mono-pitched, indicated gable roofs, slopes, and flat roofs) are also possible. Window openings should generally be vertically elongated.
Economic buildings are permitted – cellars with living space (wine cellars and fruit storage), built cottages, holiday homes. Elongated floor plans with a side ratio generally 1:2 and a maximum built-up area of up to 50 m2 are mandatory. The building may have one floor above ground level and a usable attic. Buildings on sloping terrain that are partially buried or whose rear wall of the cellar is not fully buried may have only a usable attic above the cellar floor – the knee wall may be up to 1.6 meters high. The roof must be a symmetrical gable roof with a roof pitch of 40 to 45 degrees with tile or similar roofing. The ridge along the longer side of the building must be parallel to the terrain layers.
Size and shape of the building plot: for individual residential buildings and holiday homes, the size of the functional land may be a maximum of 700 m2.
The Municipality of Laško has obtained consent for the construction of a road connection and for construction within the protected zone. Consent has also been issued for sewage and stormwater. Cultural heritage protection consent for house construction and consent for archaeological research and removal of archaeological remains – preliminary archaeological survey – has been obtained from ZVKDS. Laško Brewery issued consent for connection to the drinking water supply. Elektro Celje issued consent for connection to the distribution network. Telekom consent for connection to the telecommunications network has also been obtained.

Option 1 – Construction of a modern, single-story single-family residential house and garage
The building will be located on the slope of the castle hill, at the edge of the built-up structure of the city core of family houses. The location is not burdened with air pollution. There are no surface watercourses or groundwater within the construction area. The area is not burdened by noise, as the building is located on the edge of the residential settlement. The location is not burdened by waste. Municipal waste is regularly removed under a contract with the manager. The land lies in a protected cultural heritage area. The plot is not in a protected natural heritage area.
The plot lies on sloping terrain – sloping southward. The planned buildings will be embedded in uneven terrain. The flat parts of the plot remain free and are intended for a terrace, courtyard, and driveway. The house is designed parallel to the terrain layers and is single-story. The northern wall of the building forms a retaining wall for the terrain. The spatial intervention is thus minimal and does not disturb the view of the old town center of Laško. All living spaces are oriented south and west and thus optimally lit. All rooms have access to the terrace. The living room and dining room are designed perpendicular to the main axis of the building and divide the plot into private and public parts. Living conditions in the immediate neighborhood will not deteriorate due to future construction. The building is not near a forest. The building setback from neighboring boundaries is more than 4 meters; positive consent from the neighbor has been obtained for the garage building. The design respects the characteristic pattern of existing settlement. The planned building has two floors, ground floor and first floor, and has no basement, with a floor plan ratio of 1:1.5. The roof is a classic gable with a 36-degree pitch. The ridge runs parallel to the terrain layers and parallel to the longer side of the planned building. Window openings are generally vertically elongated; the planned building is not buried. The plot fencing will be carried out with a combination of shrub planting and fencing in a way that does not reduce visibility on the road.
Due to the placement of the house and the adjoining terrace, it is necessary to expand the terrain leveling. Access to the garage will be via stairs, as the garage will be 2.31 m lower than the house. This placement allows easy car access while also enabling vehicle turning on the plot. Due to the terrain configuration, a retaining wall must be built along the northern side. The house is designed as a low-energy building. The planned insulation thickness is at least 20 cm in Demit execution. All glazing is planned with triple-pane thermal glass. Parquet flooring predominates in living areas, and ceramics in service areas. Heating will be via a heat pump with underfloor heating, and ventilation is arranged with recuperation. All living areas are oriented southwards to optimally use natural light. Access to the terrace is possible from living areas, where the most attractive views towards the core of Laško open up.
