MARIBOR, villa Transilvanija, 676 m2, built in 1910, on 1.133 m2 of land.Villa Transilvania is one of a kind villa that is situated on a left side of river Drava near the Kalvarija hill.
Inside villa some renovations are going on, some plaster has been removed and other work has been done (ceilings are in good shape). Villa has basement, ground floor, first floor and attic. Entrance is in the middle of the villa and on facade there are some great mouldings. This facade really shows the greatness of villa.Owner is willing to finish the villa in accordance with conservation of historic buildings, if the buyer decides for long-term rent.Villa has water, electricity and gas installations.Price: 799.000,00 EURFurther description:This neo Baroque - art nouveau villa was designed and built by architect Fritz Friedriger (1894-1920). He built this villa for his family and named it Transilvanija after his homeland. They have lived in villa until 1920, when they had to move to Graz, because of German roots.
Left, beside main entrance there is a stone relief with allegory of Architecture. On throne sits Architecture (his wife) with compasses and temietta in her hands. Left is Sculpture (his daughter) that makes a model of a statue putta with brick on her shoulders (son) and Painting (second daughter) with paint pallet.
Right from throne is standing Construction (on side there is a sign Fritz Friedriger) with brick and trowel. Second son putto is carrying brick and behind him in front of ancient temple stays Carpentry (unidentified man figure) with hatchet. Both sons are marked with attribute that shows that one day they are going to continue father occupation. Right, beside main entrance there is a tripartite graduated window.
On east facade in ground floor there is a closed winter porch and in first floor there is an open porch. On south facade in ground floor there is a dock window and above this there is a sundial with a baroque relief of playful putto. On southwest facade the architect later added slightly curved corner balcony.
Left from main entrance there was an open kitchen and dining room connected with closed winter porch. Dining room was on west side and was connected with saloon that had a dock window. You could enter in both rooms from spacious doorway that had a magnificent staircase. This staircase led to first floor. There was girls room with own bathroom (above kitchen); Boys room that had a slightly curved corner balcony and parents room that had access to open porch. Architect has also designed furniture and fixtures in art nouveau style.
On plans you can also see park regulation with semicircular stone bench around round table, place for playground and built garden shed. After Friedriger left, villa was bought by Josip Škerlec, merchant from Maribor. In years 1927-1928 an extension was made for a garage and a terrace above (plans has made a coworker of Friedriger, Maks Czeikej).
