The new building with its long axis in the direction of S-J closes the ambience and prevents views towards the existing warehouses on the east side of the complex. Differently long bands of accommodation, formed on the western part of the building, are perpendicular to the longitudinal axis, touching the park edge and creating with them a landscape of pre-urban and urban. Tilted gardens with their performance allow for natural illumination of the rooms in the first basement. The green roof of the building enters a new green area, which with the existing vegetation concludes the arrangement of the park and the entire plot. The architecture of the K2 + K1 + P + 2 floor is adapted to the current state and preserving the image of an existing park. The total built-up area of the plot is 2033m2, the building plot factor is FZ = 0.21. The sum of the gross floor area of the building above the terrain is 4981m2, the land use factor FIZ = 0.53.
The preliminary design can be adapted at the request of the investor. The complex is sold as complete or it is possible to negotiate a purchase. 5000m2 of building land located behind a villa suitable for the construction of the aforementioned design object or four residential bungalows with an underground parking garage.
